Experiencing leaks in a rental property can be a stressful situation for tenants. However, it is essential to handle these incidents promptly to minimise damage and ensure the well-being of both the property and its occupants.
Below I will provide my top tips on what to do in the event of finding a leak on your rental property.
1, Identify The Source:
The first step when dealing with leaks is to identify the source of the problem. Determine if the leak is coming from a pipe, roof, window, or any other area. Make sure to document the location and extent of the leak for future reference.
2, Notify your Landlord or Property Manager:
Contact your Landlord or Property Manager immediately to report the leak. Provide them with as much detailed information about the issue, including the location and severity of the leak. Pictures and even Facetime would be perfect for this. Communication is crucial to ensure that appropriate actions are taken promptly.
3, Document the Damage:
Take photographs or videos of the affected areas to document the damage caused by the leak. This evidence will be valuable if disputes arise regarding repairs or deposit deductions. Ensure that you provide copies of these documents to your Landlord or Property Manager,
4, Minimise further damage:
While waiting for repairs, take steps to minimise further damage. Place buckets or containers under the leak to catch dripping water. If necessary, turn off the water supply to the affected area to prevent further water damage. Inform your Landlord or Property Manager about any immediate measures you have taken.
5, Follow Up Regularly:
Stay in touch with your Landlord or Property Manager to ensure that repairs are scheduled and carried out in a timely manner. Regularly follow up to confirm the progress of the repair work, If there are delays, politely request updates and express any concerns you may have (and remember to always email or text these conversations, so you have a conversation trail)
6, Know Your Rights:
Familiarise yourself with your rights as a tenant. The Landlord is responsible for maintaining the property in a habitable condition and promptly addressing repairs, including leaks. If your Landlord fails to address the issue within a reasonable timeframe, consult with local authorities or seek legal advice.
7, Maintain Open Communication:
Effective communication, as with most situations is the key to resolving issues promptly. Ensure that you respond to your Landlord or Property Managers queries or requests for access to the property for repairs. By maintaining open lines of communication, you will help facilitate the resolution process and maintain a positive Landlord-Tenant relationship.
8, Be Mindful of Health and Safety:
Leaks can lead to mould growth, which can have adverse effects on your health. If you notice any signs of mould or experience related health issues, inform your Landlord or Property manager immediately. They should take the necessary steps to address the mould issue and ensure the property is safe for habitation.
